The Situation
Classic Accessories began by making automotive accessories like seat belt pads, steering wheel covers and fuzzy dice from a Seattle basement 34 years ago. Since then, the company has expanded its products and makes all kinds of covers that protect items from patio furniture to RVs. Arie Salomon first worked with Classic Accessories when he helped facilitate an expansion from a 12,000 square foot facility in SODO - the company now occupies two Kent buildings totaling 114,000 square feet. Those leases expire at the end of this year, and the company is again looking to expand.
Our Solution
Classic Accessories signed a new 10-year lease at CenterPoint Kent 167 for the 223,800 square foot facility that will go up starting April 2017. It’s the largest new lease transaction in the Kent Valley so far this year. Developed by CenterPoint Properties, Craft Architects of Seattle designed the building and Poe Construction will build it. Classic Accessories won’t occupy the entire building right away but plans to sublease some of the space, with the amount to be determined.
CenterPoint’s new state-of-the-art building will have 36-foot high clear height, which is attractive to distributors for the extra storage volume. It will be one of the few such buildings in South King County. The building will also be designed with ESFR sprinklers, LED warehouse lighting, 33 dock high and 2 drive-in doors, 41 additional trailer stalls and 200 parking stalls with excellent SR 167 exposure and direct access to S. 277th Street. Construction is set for completion in February 2018.
